TAWA Gateway is the big plaza at Valley Blvd and Del Mar in San Gabriel, the former Focus Plaza and San Gabriel Square, anchored by the 99 Ranch Market that has been there since 1990. It's in the middle of a makeover: the owners finished the first phase in June 2026, with 14 new food, entertainment, and shopping tenants opening through early 2027, plus new landscaping and upgraded outdoor areas still to come. The new food is the reason to go now. Bingz Crispy 'Wich opened its first US location here, Happy Lamb Hot Pot moved into the old Little Sheep space, and Bafang Dumpling and a remodeled Dong Ting Chun have opened this year, alongside new tea shops like Guiji Tea.

"Start with a beef Chinese hamburger at Bingz, then grab a fruit tea at Guiji Tea and walk the plaza to see what has opened since your last visit. If you are with a group and want to sit down, head upstairs for hot pot at Happy Lamb. Go on a weeknight if you can, since the newest spots draw long lines on weekends."

Bingz Crispy 'Wich is the chain's first US location, a new counter at Tawa Gateway Plaza in San Gabriel built around the Chinese hamburger: a light, crispy pancake split open and stuffed with slow-stewed beef or pork. The meat is super juicy, the shell stays crisp, and the whole menu is very affordable. The hand-pulled noodles are made right in front of you, long and chewy in a sauce of soy and a little chili oil. We tried it at a preview before the grand opening, and we've heard the lines have been crazy while the hype is going on.

Hui Tou Xiang makes dumplings by hand. Each one has a thin, crisp skin and a juicy, flavorful filling. They also serve a spicy beef noodle soup with thick noodles and tender beef in a warming broth. There's a quick to-go spot in San Gabriel and a full-service location in Hollywood. It's the kind of place that hits the spot when you want nothing but real-deal dumplings.

HP Hot Pot & BBQ in San Gabriel is one of the better all-you-can-eat spots in the area. You get both a hot pot and a tabletop BBQ grill, plus a huge self-serve selection of meats, vegetables, and sides. The value is strong for what you pay, and the variety means everyone at the table can find something to cook. Go hungry and plan to stay a while.
